Chapter 6 - The Foreclosure Notice

By Friday morning, the financial execution of Sterling Vanguard was entering its final, surgical phase.

I sat in the sleek, glass-walled corner office of Apex Capital, looking out over the Manhattan skyline. Across the desk sat Julian Cross, along with a team of six corporate bankruptcy attorneys.

On the table lay two monumental legal documents:

The Default Foreclosure Deed: Granting Apex Capital immediate seizure rights over Sterling Vanguard’s corporate assets, headquarters, and proprietary trademarks due to cured loan defaults totaling $52 million.

The Personal Guarantee Mortgage Liquidation: A legal order seizing Arthur Vance’s personal real estate portfolio—including his seventy-million-dollar Hamptons estate—which he had foolishly pledged as secondary collateral for corporate credit lines three years prior.

"They're finished, Elena," Julian said, sliding a pen across the desk to me. "Their stock was suspended from trading at $0.42 per share this morning. The board of directors fled, the banks frozen their operating accounts, and the bankruptcy court has approved our private equity firm, Nemesis Holdings, as the sole stalking-horse buyer."

I picked up the pen. "And the price?"

Julian smiled—a cold, razor-sharp smile.

"We are acquiring the entirety of Sterling Vanguard's physical assets, fleet vehicles, and contracts for twelve million dollars. That's roughly two cents on the dollar."

"And who becomes the controlling owner of Nemesis Holdings once the purchase closes?" I asked calmly.

Julian slid a secondary ownership ledger toward me.

I signed my name across the bottom line in smooth, dark ink.

"Congratulations, Elena," Julian said, shaking my hand warmly. "You now own your father’s company. And his house."

Two hours later, a sleek black town car pulled up to the security gate of Arthur’s Hamptons estate.

The estate looked vastly different than it had on the Fourth of July. The grand manicured lawn was overgrown, the party tents had been torn down, and the driveway was littered with uncollected mail.

I stepped out of the car wearing a crisp black blazer and dark sunglasses. Alongside me were two uniformed Suffolk County Sheriff deputies and a court-appointed receiver holding a stack of legal eviction notices.

We walked up the wide stone steps to the front entrance. I didn't knock. I gestured to the sheriff deputy, who unlocked the heavy oak door using the master court receiver key.

Inside, the grand entrance hall smelled of stale liquor and cold takeaway food.

Arthur was sitting on a velvet sofa in his bathrobe, holding an empty glass of scotch, his eyes bloodshot and sunken. Chloe was sitting on the stairs in sweatpants, her hair matted, staring blankly at her phone screen where hundreds of hate messages were flooding her social media accounts.

When they saw me walk into the foyer, flanked by law enforcement, Arthur stood up, trembling with a mix of fury and pathetic weakness.

"Elena?!" Arthur croaked, his voice raspy. "How dare you step foot into my house! Get out! Get out before I have security throw you off my property!"

The Sheriff deputy stepped forward, pulling a legal document from his belt.

"Mr. Arthur Vance," the deputy announced firmly. "This property is no longer owned by you. As of 11:00 AM today, the mortgage deed and all physical structures on this land have been foreclosed upon and acquired by Nemesis Holdings LLC."

Chloe ran down the stairs, her voice shrill and desperate. "What are you talking about?! This is our family home! Our father built this place!"

I stepped forward, taking off my sunglasses and looking down at them both with absolute, quiet indifference.

"Your father doesn't own a single brick of this estate anymore, Chloe," I said, my voice echoing clearly through the grand foyer.

"I bought the mortgage from the bank this morning. I own this house. I own Sterling Vanguard. I own your cars, your furniture, and the clothes sitting in your walk-in closets."

Arthur stared at me, his mouth opening and closing like a fish out of water. "You... you bought... my company?"

"I bought your debt, Arthur," I corrected him smoothly. "Because unlike you, I actually understand how money works."

The deputy gestured toward the open front door.

"You have fifteen minutes to gather your personal identification papers and step off the premises, Mr. Vance," the deputy declared. "Everything else in this house is now the legal property of the new owner."

Arthur fell back onto the sofa, burying his head in his shaking hands, while Chloe broke into loud, pathetic sobs on the marble floor.

They had wanted to strip me of my inheritance. Instead, they had handed me the keys to their entire lives.
