Chapter 2 - The Paper Trail

The dim fluorescent lighting of the corner diner hummed overhead as Skylar happily dug into her hot meal. Across the vinyl booth, I brought up the secure cloud drive on my phone, pulling up the document scans I had spent six months quietly gathering.

Connecting the dots didn't take long. Brandon had not merely been skimming money from our joint household checking account to subsidize his unemployed mother and sister. He had managed to steal a copy of my pre-marital property deed from my home office safe.

Two weeks ago, a fraudulent quitclaim deed had been drafted, purporting to transfer fifty percent of my sole ownership of the San Bernardino house into a family trust controlled by Gertrude. Attached to it was a loan application for a $450,000 Home Equity Line of Credit (HELOC). The "renovation deposit" Hailey mentioned was actually the origination fee for a predatory private lender, who was set to disburse hundreds of thousands of dollars directly into a brand-new, offshore-linked account bearing Brandon's name.

They weren't just eating my food and treating my daughter like an outsider in her own home. They were attempting to strip me of my primary asset, saddle me with insurmountable debt, and legally force me out of my own property.

I called my estate and real estate attorney, Evelyn Vance, on her direct line. Despite the late hour, she picked up on the third ring.

"Charlotte? Is everything alright?" Evelyn asked, hearing the crisp resolve in my voice.

"I need an emergency freeze on my county title registry, Evelyn," I said calmly. "My husband and his mother forged my signature on a quitclaim deed and are attempting to close a fraudulent equity loan on my pre-marital house tomorrow morning. I have the paper trail, the bank logs, and a recording of Brandon admitting to the paperwork."

Evelyn's tone sharpened instantly. "Send me the files right now. I will file an emergency injunction with the county recorder's office at 7:00 AM and notify the lender's legal compliance division. If they attempt to close that loan tomorrow, it won't be a closing—it will be a crime scene."

"Thank you," I said. "And Evelyn? Draft an emergency petition for divorce, an immediate order of protection, and an eviction notice for Gertrude and Hailey."

I looked over at Skylar, who was smiling as she wiped mashed potatoes from her chin. The fear in her eyes had replaced itself with peace.

"Finished, sweetheart?" I asked softly.

May you like

"Yeah," she smiled. "Where are we staying tonight, Mom?"

"At a nice hotel with a pool," I replied, squeezing her hand. "And tomorrow, we take our home back."
